Project overview.

Marsa Al Arab is an AED 6.3 billion ($1.7 billion) tourist project in Dubai. This project will be constructed on two islands, one on either side of the Burj Al Arab Hotel. One island is dedicated to entertainment and family tourists, while the other is a luxury resort. The Wild Wadi Waterpark and Marine Park will be located on the entertainment island. The island to the left of the Burj al Arab will house 140 magnificent homes. Furthermore, the 20,000-square-metre project will contain a private yacht marina, yacht club, gourmet restaurants, helipad, convention center, hotels, and shopping outlets.

The 6-star Quay Wall Villas in Marsa Al Arab have views of the ancient Burj Al Arab. The villas, located next to the beautiful Marsa Al Arab Hotel, feature 360-degree views of the exquisite superyacht basin and the beach, offering a unique dual viewpoint of the sea and the marina, allowing residents and guests to enjoy the peace of two separate horizons.

Marsa Al Arab villas offer a variety of amenities and services to ensure a pleasant stay, whether you're spending quality time with family and friends or throwing a magnificent banquet.

Each villa has a ground floor and three upper levels, giving the ideal balance of seclusion and openness. The volumes' various forms are the result of adapting to the design vision and site conditions, maximizing privacy for each family while still creating spaces where the interior spaces visually integrate with the sea, resulting in a series of excavations that become patios, terraces, and other outdoor spaces.

The principal materials utilized in the Marsa Al Arab villas are a mix of sumptuous natural materials that provide a magnificent clean-cut appearance for the modern resident. The main materials used in the villa are a combination of opulent natural materials, providing a luxurious clean-cut aesthetic for the modern resident, and are inspired by the nautical lifestyle of relaxation, the crisp white lines and timber decks portrayed in superyachts, and crisp architectural tectonics. There are three different facade options for the villas, each with minor changes in brick treatment.

The design for Marsa Al Arab was influenced by the subtle marine influences obtained from the grandeur of modern super-luxurious motor yachts. The design is reminiscent of being on the top deck of a yacht.

The hotel has 13 storeys and 408 rooms facing the sea, all with huge balconies meant to give guests a sense of harmony with the increased internal area. The crown's upper level features four premium penthouses, each measuring 650 square meters. Private swimming pools on vast balcony terraces of single-story, double-story, and three-story apartments provide tenants with maximum privacy and unobstructed views of the Burj Al Arab, the Arabian Gulf, and the charming new Dubai Marina.
